Arrival: at the property (unless otherwise advised to you in writing) should be after 4.00pm local time. The property must be vacated by 11am local time on the day of your departure. Vacating after 10am local time may incur charges equivalent to one day's accommodation costs.

Cancellation: in the event that you cancel your booking the following charges will apply: (a)  More than 60 days before departure - loss of deposit. (b)  Between 30 and 60 days Before departure - 50% of total rental.   (c)  Less than 30 days before departure - 100% total rental.

Security Bond: a bond of £150 sterling or $250 US  will be held against loss or damage occasioned by the use of the property by the parties to this agreement. The bond will be fully refunded after a satisfactory status report has been received from the management company. This repayment will be sent within four weeks of your return. This bond to be paid two months before departure with the total booking charge.

Breakages: all breakages, accidents or losses must be reported to the management company as soon as possible. The client agrees to pay the full cost of any breakages, losses or damages to the property.

Smoking: for the comfort and safety of guests, smoking is not permitted in the villa. There will be an additional charge if the guests choose to ignore this condition of booking. By law the property is wired with smoke detectors. It is an offence to interfere with or disconnect them.

Swimming Pool: the house has a swimming pool and the owners and the owners agents do NOT accept liability for injury or death, howsoever caused, as a result of use of the pool. Guests are specifically requested to supervise children at all times as the pool is from 3 feet to six feet deep at the deepest part. Guests must also exercise great care on wet surfaces and must not dive into the pool.

No breakable crockery or glass is allowed in the pool area, plastic pool ware is provided for your use.

Change of Booking: wherever possible, any changes to the booking requested after written confirmation of booking is sent to you will be accommodated. Depending on the nature of the changes, additional costs could be incurred.

Payment: if the payment is not received two months before departure, we reserve the right to consider the booking as cancelled. In that event, charges may be incurred, as in the cancellation charges (2) above. Bookings made within 60 days of departure require full payment returned with the booking form.

The Accommodation: cannot be sub-let, shared or assigned. Only the persons detailed on the booking form are permitted to stay in the property. No pets are permitted.

Jurisdiction: Signature of the booking form constitutes acceptance of a contract on these terms and conditions subject to English Law and the exclusive jurisdiction of the English Courts.

Liability: the owners of the property or their servants or agents will not be liable for loss or delay occasioned by any of the following:- Strikes, Riots, Political Unrest, Hostilities, War or threat of War, Terrorist Activity, Industrial Disputes, Fire, Flood, Technical Problems to Transport, Aircraft Grounding, Closure of Airports or Ports, Weather, or any other event beyond the owners control.

Complaints Procedure: if, in the unlikely event, you consider you have any cause for complaint whilst in the villa, this must be notified to our local representative as soon as possible their details will be supplied to you before departure.

Insurance Cover: guests are required to have appropriate travel/ holiday insurance for the period of the holiday.
